Brett Stomps offers home evaluations, also known as, “CMAs” completely free. Even if you don’t plan to sell, it’s still good to be aware of your property’s value and equity.

Purpose

CMA stands for Comparative Market Analysis, and it’s a tool used by real estate agents to determine the value of a property. The purpose of a CMA is to help sellers set a realistic price for their home based on the current market conditions, and to help buyers make informed offers on properties they are interested in purchasing.

A CMA involves analyzing data on recent sales of similar properties in the same area as the property being valued. This data is used to identify the market value of the property, taking into account factors such as the property’s location, size, age, condition, and any unique features it may have.

How Brett is Different:

When conducting a first time evaluation for a property, Brett is known for digging in deeper than traditional real estate brokers.

In addition to the traditional comparable approach, Brett conducts a highest and best use analysis by evaluating the subject property’s zoning and permit history. This is especially important for unique properties that are encumbered or have unique zoning overlays.

If you are working with a lender to finance the purchase of your property, you will need an Appraisal, which is different.
